The credential is a consumable on a short-stay property. Issue one for the booking, retire it when they leave, issue the next. That only works if the controller lets you change a single code without disturbing the rest, so ask at specification rather than after the first season.
The people between bookings need their own arrangement. A cleaner, a property manager, a gardener and a maintenance contractor all want access that persists and can be withdrawn independently. Keeping guest codes and service credentials separate is the decision that makes the rest manageable.
Two habits worth setting up on day one: keep the list of who holds what somewhere other than one person’s phone, and agree who cancels a credential when a remote goes missing. Book a servicing interval too, because hinges, rollers and a drive cycling several times a day in winter are wearing parts.
A sound existing gate is a legitimate starting point, and a lot of what we do is automating one rather than replacing it. We carry parts, hardware, access controllers and remote locks for exactly that.
At 320 metres the first thing looked at is the ground and the clearance under the leaf. A gate hung to skim a summer driveway will jam on frozen, heaved or snow-built-up ground, and a slider’s track will do it sooner. A slope is workable with the right safety devices and alternative opening methods, but the fall gets measured before anything is promised. Then the moving parts: hinges, posts and rollers, because a motor works a gate harder over one busy winter than a hand does in a year of ordinary use. Then the leaf’s weight and span against the drive that would move it, and last a sheltered spot for the motor and controller. If the answer is no, it is far better heard in October than discovered in July.
Methven sits at about 320 m near the foothills of the Southern Alps, and township forecasts through winter record overnight temperatures dropping below freezing with rain turning to snow. Two consequences for an access system.
The first is the keypad and the enclosures. Cold, wet and repeated freeze-thaw are what an outdoor unit lives through, so sealing and mounting position matter more here than on a sheltered town section.
The second is supply. Where there is no mains cable at the entrance, solar with battery backup avoids the trench and keeps the running cost off the power bill, but the panel earns least in exactly the season the property is busiest, so the battery is sized for a dull cold week rather than an average one. It also covers an outage, and manual release means somebody can free the gate by hand and drive out regardless. SIM-based access needs coverage at the gate, not at the house, so we check the signal at the entrance.
Work is easiest to schedule outside the ski season, when the property is between bookings and the ground is workable.
Ashburton District Council states you can build a fence up to 2.5 m in height from natural ground level. If you want to go over 2 m, the council recommends talking to its Planning Department to find out whether a Resource Consent is required. A gate is generally read alongside the fence it sits in.
Two things sit outside that. Pool and spa barriers are excluded from any fence exemption and carry their own requirements, which matters on a property with a spa for guests. And on a boundary shared with a neighbour, the Fencing Act 1978 governs what you owe them. Confirm the current position with Ashburton District Council before the design is settled.
