You have a slab going down, a handover date, and the entrance still drawn as a gap in a fence line. - Which way the leaf travels, and whether the run-back for a slider or cantilever sits inside your own boundary for the full length of the gate
- The truck path through the gateway and the pedestrian route beside it, marked as one layout rather than painted around obstacles later
- What protects the posts, the motor and the control pedestal from the first driver who misjudges the turn

If a site plan exists, send it, because the entrance position, the run-back and the truck path can all be checked against it before anybody stands on the ground. If it does not exist yet, the address and a rough opening width are enough to open the conversation.
The other thing worth saying early is where the yard sits in the build programme, since the visit that pays for itself is the one landing while services are still going in and the surface is not yet finished. An awkward shape, a corner nothing turns cleanly, or a very particular idea for the street frontage are all things we would rather hear at that point than design around afterwards.
Sliding, cantilever, swing or bi-fold on a new yard
Clear opening width comes first, because that is set by the largest thing that has to pass through, not by the fence spacing. From there the site decides the type.
A sliding gate rides a ground track and needs clear run-back alongside the opening for the full length of the leaf. A cantilever carries its weight off support posts and never touches the ground across the opening, which suits a wide entry, a crossfall or an apron that collects grit. Swing leaves need clear space inside the boundary and a lot of it on a wide opening. Bi-fold leaves fold back into the reveal where the yard cannot spare either.

Fences over 2 metres, and what Selwyn District Council asks
Selwyn District Council advises that any fence more than 2 metres tall will require a building consent and may require a resource consent, and building consent is specifically required for fences or walls higher than 2.5 metres. Industrial security heights cross that line easily, so it is worth settling before the design is fixed rather than during the build.
There is also a Rolleston-specific overlay. The Council’s Fencing Guide notes that in Living Z areas and in the Lowes Road ODP area, specific fencing rules apply to the sides of properties facing either road or reserve boundaries. If your site fronts a road or backs a reserve, check which of those applies to your title. We design to what the Council allows and will work with whatever the consent conditions turn out to be.
Nor’westers and frosted mornings
Inland Selwyn takes hot dry north-westerlies off the Southern Alps through summer, and winter brings frequent overnight frosts. Both reach the gate. A hot dry gale pushes hard on a solid leaf and finds anything loose in the hardware, and a wide swing gate on an exposed frontage is the one most likely to complain about it. Frost works the other way, tightening clearances overnight and putting grit and ice into a ground track before the first truck of the day.
That is why the type conversation happens on your actual frontage. A cantilever with nothing running on the ground behaves differently through a Selwyn winter than a track-mounted slider does, and the right answer depends on which way your entrance faces and what the ground does across it.

The gate that came with the site
Not every Rolleston job is greenfield. Plenty of tenancies change hands with a gate already standing, and if the posts, the leaf and the track are sound, automating what is there is usually cheaper than replacing it. We hold parts, hardware, access controllers and remote locks, so a retrofit can add a motor, safety devices, a keypad or fob system and the opening method you actually want without starting again at the footings.

When to pick up the phone on a build
Three points in a programme are worth a call: when the site plan is being drawn and the entrance position is still movable, when services are being run and power to the gate can go in the same trench, and when the yard surface is being finished and the marking, bollards and mirrors can go down with it.
